Riverside Lift Station Project - California
In conjunction with the law firm of Best, Best & Krieger, Overland, Pacific & Cutler acquired property for a lift station on Jefferson Street in Riverside, California. The acquisition consisted of two complex leased commercial properties, a Ford dealership and a large manufacturing business. Each involved careful negotiation for the acquisition of the fee title and the release of ground leases on the property.

Eminent Domain Services for Agency Counsel - California
In the Agency’s second attempt to relocate business owners, Overland, Pacific, & Cutler was retained by Agency Counsel to provide additional relocation assistance services and forensic evaluation of the previously submitted business referral sites. OPC was successful in relocating a car dealership and revived settlement negotiations with another business owner. We participated in depositions, assisted counsel in the preparation of the case and we worked closely with the Agency’s special counsel to provide expert witness services.

Currently, OPC is providing on-call acquisition and relocation services for the City of Garden Grove.
San Diego City Attorney’s Office
City Heights Urban Village Town Homes & Office Project - California
The San Diego Redevelopment Agency, partnered with Sol Price Charities to develop 116 low-income town homes, including an underground parking structure and a multi-story office building exclusively for non-profit organizations. The Redevelopment Agency expected a very high condemnation rate and large claims for loss of business goodwill, so the City Attorney’s Office took over the oversight of all properties with businesses to relocate, which included restaurants, auto uses, clothing and bargain stores, pawn shops and a pharmacy.

OPC was tasked with relocation services, real estate appraisal coordination, fixtures and equipment appraisals and goodwill analysis for this high profile project in the heart of San Diego, CA. OPC put together a system that enabled the Attorney’s Office to successfully mitigate multiple claims for loss of goodwill by delivering quality business site referral packages to the displaced businesses. We took the guess-work out of the cases that went to litigation, forcing the business owner’s counsel to recognize the relocation efforts that took place. This saved the San Diego Redevelopment Agency countless dollars in litigation and loss of goodwill payments.
