Overland, Pacific & Cutler is currently providing relocation assistance to the Centre City Development Corporation. Over the past several years, OPC has successfully executed numerous acquisition and relocation assistance projects for the CCDC. Our projects included the Petco Park, East Village Redevelopment District, the Ballpark Lofts, the Park to Bay Project, and Tailgate Park. OPC provided CCDC with Relocation Plans, residential relocation services and the relocation of over 100 businesses from this redevelopment area. OPC also provided litigation support and expert witness testimony for loss of business goodwill cases in these high profile redevelopment projects.

Overland, Pacific & Cutler, Inc. was selected to perform feasibility studies and the acquisition of numerous parcels for industrial development for the City of Long Beach. We have completed the acquisition of more than 150 commercial, residential and multi-residential properties on such projects as the Westside Industrial Redevelopment Project, Downtown Redevelopment, the Pike, Volunteers of America Senior Citizen Low Income Housing, Santa Fe Avenue Street Widening and the West Long Beach Industrial Projects.

Our services included project management and coordination, real property appraisal, fixture and goodwill appraisals, property acquisition, document preparation, file and notice preparation, relocation, title, escrow, environmental analysis and remediation coordination, site (project) cost and location analysis, oil well and mineral rights negotiation, oil well abandonment and clearance, right of way engineering, legal descriptions, surveying, permitting, property disposition and sale, marketing of properties, condemnation support and property management.

Overland, Pacific & Cutler, Inc. was selected to provide project management and business relocation services for the City Heights Urban Village Town Homes and Office Project. The Redevelopment Agency, partnering with Sol Price Charities, developed and built 116 two to four bedroom town homes for low-income families, an underground parking structure and a multi-story office building exclusively for non-profit organizations.

OPC was retained to coordinate the appraisal of the real estate and fixtures and equipment, as well as the goodwill analysis. Along with these management tasks, OPC was retained to relocate 23 businesses including restaurants, auto uses, clothing and bargain stores, pawn shops and a pharmacy.

In 2001, Overland, Pacific & Cutler was awarded a contract which provided for acquisition and relocation services for approximately 120 properties and numerous businesses for a variety of redevelopment and civic improvement projects. These projects also included the relocation of approximately 200 residential and business tenants.

OPC worked as an extension of the Redevelopment Agency and provided in-house project management and coordination, real estate acquisitions, negotiations, excess property disposal and exchange, relocation assistance, real property appraisal, fixture and goodwill appraisals, document preparation, file preparation and maintenance, title, escrow, environmental audit and remediation, project cost analysis, budget and fiscal oversight, negotiation and clearance, condemnation/eminent domain support and property management.
