Proactive service is a critical component in a residential move. At the top of the list is communications with the displaced family. We believe that personal contact is necessary in order to build trust with our staff and with the agency or developer that we represent. In circumstances where a displaced family needs additional service, it is recommended that additional advisory services are approved by the client. It is important to provide practical and hands-on relocation advisory services to the affected households, while maintaining consistency with the client’s policies on relocation.

OPC has dealt with thousands of individuals and families from high poverty and blighted areas. Our people are extremely successful in preserving home ownership and assisting renters to become first time home-buyers.

OPC’s business relocation services are second to none. The majority of our complex business relocation experience stems from California. “Loss of Goodwill” laws have been put into place to protect the business owner. In California, as well as other states with this statute on the books, unsuccessful business moves can result in massive “loss of business goodwill” claims.

We have brought on supply chain specialists and subject matter experts. This group is the only one of its kind and brings a unique set of skills to our organization and a wide range of experience in “world class” business standards, with a specific focus on supply chain operations and related disciplines. OPC brings a network of trusted associates, vendors and service providers that can be called upon to meet any operational challenge that a business might encounter during the relocation process. With this exclusive Division, we offer a wide range of supply chain functions, operations analysis, engineering, construction and maintenance services.

OPC has successfully delivered projects of all sizes, ranging from studies with fees less than $10,000 to multi-million dollar design/build projects. Whatever the size and scope of a project, we remain flexible in delivery method and sensitive to our client’s specific needs and requirements. These services have resulted in innovative solutions to complex industrial relocations that provided financial savings, less legal requirements, and adherence to project schedules for both the public agency and the displaced business. This ‘win-win” environment fosters an atmosphere of trust and respect among the stakeholders.

We have successfully handled the planning, design and/or coordination of complex industrial relocation cases for a variety of public agencies including transportation authorities and school districts. These industrial moves have included a 90,000 square foot coffee roasting and warehousing facility; a vodka bottling and distribution facility; a mannequin fabrication facility; a furniture manufacturer, as well as, numerous special studies and cost analyses.

Our experience in temporary relocations, from pre-planning and implementation to construction interface, is unsurpassed in the industry. With thousands of temporary moves, OPC has developed innovative solutions to issues that arise, allowing for a successful and affordable project. Beyond the budget and regulations, our people understand the human element of projects that involve the relocations of families for housing developments and rehabilitation projects.

Providing innovative solutions for Affordable Housing Developers is one of the services that sets us apart. OPC will develop the relocation program and train the client or agency personnel to implement the program correctly. We will then audit files to ensure compliance with applicable regulations. OPC is currently in the planning and/or implementation stages of temporary relocation programs from California to Florida.

Relocation Plans

A conscientiously prepared relocation plan is a valuable tool in the acquisition/relocation process. A well-mapped plan can help the acquisition team phase a large project so that an adequate supply of housing is available. It can also identify potential commercial relocation pitfalls in the project scheduling process.

An example from a recent railroad under-crossing project demonstrates this point: OPC noted that several of the identified businesses had the potential for a long relocation lead-time. One business had a paint booth requiring a long CUP process and another was a coin-operated car wash which had very strict zoning/approval requirements. By identifying these long lead-time businesses, we were able to advance the acquisitions of these properties, which allowed our relocation staff eight additional months to relocate these businesses.
